What actually happens when you buy a house

Before you make an offer

Get a mortgage agreement in principle and instruct a solicitor early. The sooner we have your details, the sooner we can start the checks that slow most purchases down.

The eight stages

  1. Offer accepted and memorandum of sale issued

  2. Searches ordered: local authority, water and environmental

  3. Survey and mortgage valuation

  4. Enquiries raised with the seller’s solicitor

  5. Contract report: we explain what you are signing

  6. Exchange of contracts: the deal becomes binding

  7. Completion: money moves and you collect the keys

  8. Registration and stamp duty filed on your behalf

Most delays happen between stages two and four. We chase weekly and tell you exactly what we are waiting for.
